In October, The Irvine Company opened its newest workplace community, The Quad @ Discovery Park in Irvine, California. As SoCal Real Estate reported in May, Irvine Company Office Properties had preleased a combined 47,000 square feet of space at the project to creative workspace provider Spaces and staffing solutions company KORE1. We spoke with Tom Greubel, VP of leasing for Irvine Company Office Properties, about the project and the firm’s vision of tomorrow’s workplace.
SoCal Real Estate: Where does The Quad stand now?
Gruebel: The Quad @ Discovery Park opened in October 65 percent. The inaugural customers are Spaces, KORE1, and Vyaire. Interest has been particularly strong because it represents one of the first opportunities for companies to lease at one of our new next-gen workplace communities.
How do you envision the workplace of the future?
Our deep research into the needs and desires of forward-thinking companies and their employees has influenced the design, materials, and amenities at The Quad @ Discovery Park, as well as how we’re reinvesting in our existing portfolio. Today’s workforce blends life and work like never before, so we’re focused on providing a vibrant workplace experience that offers direct access to outstanding food and wellness services, that connects the indoors to the outdoors, and that ultimately supports and drives inspiration, innovation, and growth. At The Quad, we rotate gourmet food trucks, offer an exclusive food-delivery service, have a Zagster bike-share program, and offer a high-tech fitness center with group fitness. The centerpiece is The Commons, our Wi-Fi enabled outdoor living room, perfect for meetings, breaks, and company events.
What elements of office construction do you see changing over the next decade?
We’re using floor-to-ceiling Viracon glass and aluminum curtain walls for superior natural light and energy efficiency. We’re also using sliding entry doors to connect indoor-outdoor workspaces, advanced infrastructure for technology, in-suite customer energy and comfort dashboard, in-building showers and bike lockers, and EV charging stations. We’re continuously seeking new ways to innovate and add value for our customers. We view ourselves as partners in their success.
What else should our readers know about The Quad?
We have designed turnkey offices for growth companies seeking smaller spaces in the 2,200-square-foot to 8,500-square-foot range. Sand Canyon Business Center, our first next-gen project, leased quickly to companies seeking larger spaces. Also noteworthy: We’re under construction on three more next-gen projects in the Discovery Park area of Irvine, and our existing portfolio in the area is more than 95 percent leased.
