The ground-floor retail portion of AV8, a new mixed-use development in Downtown San Diego’s Little Italy neighborhood, is now fully leased, according to a release from a representative of Flocke & Avoyer Commercial Real Estate’s Urban Strategies Group. The release says leases have been signed by SuperNatural Sandwiches, F45 Fitness, Zinqué, & Bobboi Natural Gelato.
While the landlord is not mentioned in the release, San Diego Architectural Foundation’s website orchids&onions.com says the owner is CityMark Development. Flocke & Avoyer’s Urban Strategies Group represented the landlord in all of the retail transactions, the statement says
According to the statement, AV8 is located at 2155 Kettner Boulevard and contains 129 luxury-apartment units and over 7,800 square feet of retail space fronting Kettner Boulevard. The CityView development is centered around a preserved historic front entrance and features a sky lounge with fireplaces and cabanas.
F45 Fitness, a gym that offers a 45-minute circuit-based workout and has several locations throughout San Diego, opened its doors in roughly 2,459 square feet of the project in late September. Tenants to open soon include SuperNatural Sandwiches, a local gourmet seafood sandwich restaurant that is taking an approximately 1,443-square-foot inline space; Bobboi Gelato, an Italian-style gelato parlor based in La Jolla, which is taking roughly 933 square feet on the corner of Ivy & Kettner in the project; and Abbot Kinney’s French café Zinqué Restaurant & Wine Bar, which is taking approximately 2,959 square feet on the corner of Kettner & Hawthorn. The café has several locations around Los Angeles, but this will be its first San Diego location.
