Newport National Corp. has completed the $5 million renovation of Summit Pointe in San Diego and has signed a lease with TrellisWare Technologies Inc. for 73,000 square feet on three floors. The first phase of the renovation consists of an approximately 146,582-square-foot office building located on 21 acres at 10641 Scripps Summit Court.
Newport National acquired the property from HD Supply November 2016 in a sale brokered by Colliers International. The site is fully entitled for the development of another corporate-headquarters office building of up to 183,000 square feet.
The project was designed in a collaborative effort by McCardle Architects Inc., DesignCorp, Environs and Newport National. The renovations at Summit Pointe include exterior and interior building modifications and site and landscape improvements. Interior renovations include a transformed lobby and common areas, bistro, and conference center with catering kitchen, fitness facility, and multi-purpose game room. Outdoor amenities include an amphitheater exterior kitchen with barbecue station and bar-counter seating, food-truck venue and botanical gardens with more than 1,000 different exotic species. Tenant well-being amenities include an indoor/outdoor fitness center, showers and lockers, indoor bike storage, mountain-biking trails, and half-court basketball court.
“Our goal was to find a new headquarters space in the right location with the right mix of outdoor and indoor amenities that would help us attract and retain talent,” says Metin Bayram, president and CEO of TrellisWare Technologies Inc. “As the renovation was being completed, we saw Newport National’s vision and realized that Summit Pointe was the perfect fit for us.”
Summit Pointe is centrally located minutes from Interstate 15 off of Scripps Poway Parkway, providing access to neighboring communities and retail and hospitality services. The property offers views of the mountains and bike trails throughout the Los Penasquitos Canyon Preserve.
“From day one, we have had the confidence that companies will consider and pay premium rental rates for well-designed space along the I-15 Corridor if you incorporate the right mix of amenities within a corporate environment,” says Scott Brusseau, president of Newport National. “Summit Pointe offers a secured site with unparalleled amenities bordering a 4,000-acre preserve. It is the perfect headquarters property for relocating or expanding businesses.”
Leading the leasing efforts for Summit Pointe are Jay Alexander and Tim Olson of JLL and Chris Williams of Colliers International. The first phase of Summit Pointe is able to accommodate a headquarters requirement ranging from approximately 8,358 square feet to 68,697 square feet.
