Builder and developer Baldwin & Sons has broken ground on and begun selling Suwerte, its newest neighborhood in the Otay Ranch by Baldwin & Sons master-planned community in Chula Vista, California (on which SoCal Real Estate reported in May), a representative of Baldwin & Sons tells us. According to a release from the representative, the luxury townhome community is located adjacent to Otay Ranch Town Center and is near the neighborhood park, good schools, shopping, restaurants, movies, and the region’s farmers market, the statement says.
Built by Heritage Building & Development, Suwerte offers eight open floor-plan options, according to the statement, which says the three- to four-story townhomes range in size from 1,166 square feet to 2,414 square feet and feature two to four bedrooms and between 2.5 and 3.5 baths. Pricing starts in the mid-$300,000s to the low $500,000s, the release says.
The statement also says each townhome features handset ceramic-tile entries, nine-foot ceilings on the first floor, and 10-foot ceilings on the second floor, and gourmet kitchens equipped with Electrolux appliances, including energy-efficient dishwashers, free-standing gas ranges, above-range microwaves, double-compartment white sinks, sound-insulated garbage disposals, plumbing for automatic ice makers, and a socket and dual-USB ports outlet. The source says each unit features a master suite, which includes closets with shelf and pole, cultured marble countertops with dual basins, a soaking-tub-and-shower combination surrounded by fiberglass-embossed tile, vanity mirrors, and a mirrored medicine cabinet.
Exterior amenities include lace-finished stucco, insulated-metal sectional roll-up garage doors, two automatic garage-door operators, decorative exterior lighting at garages, post-tension foundation system, exterior covered electrical outlet, interior dry-walled garage, and A/C located on the deck or ground floor, according to the statement.
In addition, the statement says energy-efficient and safety features come standard with each unit, including energy-efficient vinyl dual-glazed windows and sliders, fully-insulated exterior walls and ceilings, gas-forced air heating with programmable thermostat, tankless water heater, and Delta satin nickel plumbing fixtures. Also, smoke/carbon monoxide detectors are installed standard in all bedrooms and hallways, the release says.
The statement describes Otay Ranch by Baldwin & Sons as “a pedestrian-friendly, 5,300-acre planned community that combines the best of traditional American neighborhoods with the latest in community design” including pedestrian parks, trails, tot lots, picnic areas, and grassy fields. It also says each community within Otay Ranch gives its residents access to their own private and dedicated swim-club facility.
