Brand-New Carlsbad MXD Signs First Tenant

Carrie Rossenfeld Residential & Mixed Use

RAF Pacifica’s mixed-use development in Carlsbad, California, called lift has signed Ezoic, a leading artificial intelligence platform for publishers, as its first tenant. The firm has pre-leased a total of 19,620 square feet at San Diego’s first-ever creative mixed-use ground-up development, which is currently under construction.

Ezoic will occupy the entire second floor in Building A, plus additional office space in Building B. Project delivery is expected in the second quarter of 2018.

Located in the master-planned community of Bressi Ranch, lift is centrally located in Coastal North County and offers adjacent retail at Bressi Ranch Village Center with The Square at Bressi Ranch (featuring CVS and BevMo) also down the street. Nearby are community recreation areas, beaches , award-winning schools, and a “dynamic” employment base. RAF reports that employers are attracted to Carlsbad to capture its highly skilled labor force and convenient infrastructure.

lift features an open plan, high-end creative environment with energy-efficient buildings in a communal quad atmosphere. Upon completion, lift will consist of two class-A loft-style buildings totaling 53,106 square feet, situated on a 4.43-acre site. 6023 Innovation Way (Building A) consists of two full floors of creative-office space totaling 34,660 square feet. 6021 Innovation Way (Building B) totals 18,446 square feet, composed of 8,496 square feet of ground-floor restaurant space and 9,950 square feet of second-floor creative-office space. The development will feature a multi-purpose lawn, outdoor BBQ areas, fire room lounge, outdoor meeting hubs, an amphitheater, and rooftop decks topping both buildings. Onsite high-end restaurants/eateries are also planned for the space.

Aric Starck, executive managing director of Cushman & Wakefield’s San Diego offices, represented the landlord, while Steven Field of the same office represented the tenant in the transaction. “This transaction really helps set the tone of the type of high-quality tenants we are striving to attract, and fill around,” says Starck. “Beyond its location in one of Southern California’s most appealing live/work/play communities, lift provides a creative vibe that today’s employees seek. This new innovative upscale project looks to integrate a creative-office environment with high-end restaurants/eateries and an abundance of amenities to attract and retain talent. The emphasis in the development of lift was ‘quality’.”
