BNBuilders recently completed a renovation of the third floor of the University of California (UC) San Diego’s Torrey Pines Center South (TPCS) building and was recently awarded an additional TI on the building’s second floor, according to a release from a representative of UC San Diego.
As SoCal Real Estate reported in April, in addition to the TPCS project, BNBuilders was named the construction manager/general contractor for two other projects at UC San Diego: the Popmintchev Laser Laboratory at Mayer Hall and the Muir Hall Biology Laboratory renovation. The total cost of the three projects is $17 million.
The cost of the TPCS project was not in the release. SoCal Real Estate reached out to the rep for this information and was told that the cost was $4 million for the second floor and will be $6 million for the third floor.
The statement says renovations to the building, located between Torrey Pines Glider Port and Torrey Pines South Golf Course, were designed by The Miller Hull Partnership.
TIs on the third floor of TPCS encompassed a 45,000-square-foot space that now houses the campus’s IT Department, according to the release. Renovations included an open-office floor plan with exposed ceilings, new finishes, ADA upgrades, MEP upgrades, restroom upgrades, storage spaces, conference rooms, think rooms, and kitchens.
In addition, renovations were completed in a fully occupied environment and were finalized in December, the statement says. This was the first major renovation to the building since it was constructed in 1986.
The second-floor upgrades include both preconstruction and construction services, the source reports. Anticipated to begin May 2019, construction will include interior architectural improvements; adapting existing MEP, data, telecom, and AV systems; making code-required upgrades to fire protection, egress, and universal access; and adding a gender-inclusive restroom.
Jamie Awford, Principal at BNBuilders, is quoted as saying, “We were working in the heart of the TPCS building while the building was fully occupied by various UCSD departments, including the Capital Program Management team that oversees our projects.”
Awford adds that BNBuilders will be building more projects at UC San Diego, including its Design & Innovation Building.
The rep reports that, in addition to several projects at UC San Diego, BNBuilders has also completed numerous projects for UC Los Angeles, UC Riverside, UC Irvine, CSU Long Beach, Caltech, North Orange Coast CCD, LACCD, and other colleges and universities.
