Developers are endeavouring to meet demand for upgraded life-science space in San Diego’s UTC submarket. Phase 3 Real Estate Partners has begun construction at 4224 Campus Point Court, a two-story, 101,998-square-foot building within Genesis Campus Point, according to a release from a representative of Phase 3.
The statement says Campus Point is a three-building, 314,135-square-foot life-science campus that is being rdeveloped from traditional office space into a class A, state-of-the-art life science building with floor-to-ceiling View Dynamic Glass and flexible laboratory systems. The building will also feature a “dramatic and unique atrium” incorporated into its design that will serve as a common space for collaboration and social interaction, providings natural lighting to the facility through the use of skylights, according to the statement.
Chad Urie and Grant Schoneman of JLL are leading the leasing efforts at the campus, the source says, adding that the 4224 Campus Point building features suites ranging from 7,000 square feet to 19,000 square feet; completion is scheduled for April 2019.
Schoneman is quoted in the release as saying, “San Diego, and specifically the UTC submarket, is one of the leading life-science regions in the country, with its access to skilled labor, abundant amenities, and a track record for producing companies with advanced technologies.” He adds that Genesis Campus Point provides tenants with “a fresh approach to an office and lab environment with a modern aesthetic and clean and classic palette.”
According to the statement, the whole of Genesis Campus Point comprises buildings located at 4224 and 4242 Campus Point Court and 10210 Campus Point Drive. The campus is located close to I-5 and I-805 and offers an underground parking facility and an amenity building with a fitness center containing a lap pool, yoga studio, spin studio, and showers/lockers. Also featured are an on-site restaurant/bar, coffee shop, and training/conference centers, the release says.
